The property is in Inglewood, a community located in the south western part of Los Angeles, with proximity to Santa Monica, Culver City and LAX.  The area is characterized by low rise, single and multi-family dwellings. The site is slightly over half an acre (.22 ha), approximately 210 feet (63m) long by 100 feet (30m) wide, with the long axis sloping down from north east (street frontage) to south west.

The property zoning allowed up to 24 dwelling units, however, car parking studies indicated that it would not be possible to accommodate the required parking economically, even in a communal parking structure below the dwelling units. A more marketable 19 unit townhouse option was developed, with vehicular access serving (two car) private garages to each of the three story, two bedroom units via a central driveway along the long axis, terminating in required guest parking at the narrow south east end of the property.

All units have a double aspect, providing cross ventilation and sunlight throughout the day. Bathrooms and stairwell benefit from top light that floods the center of each unit. Master Bedrooms have an en suite bathroom, walk in closet and private balcony. Living Rooms have a fireplace and bay window. The (four) end of terrace units take advantage of their additional (third side) exposure to light and views. The units step down the site following natural grade. Vehicular and pedestrian access, are from opposite sides of the unit with the latter set at grade (along the site’s side yards) approximately half a level above the lowered driveway.
