IJP Enterprises purchased a small dilapidated house on a well-located corner site on the Pasadena / San Marino border. The Developer sought to fully leverage the valuable location by maximizing the allowable buildable square footage and to gain more utility from the exterior portions of the site. The additional square footage (including a second story master suite) was added to the rear inside corner of the property to maintain the single story massing on the street frontages. The landscape and hardscape were significantly reworked (to resolve pre-existing site drainage problems) and integrated with the adjacent interior uses by the replacement of exterior walls with sliding glass screens. The interior was reconfigured and opened up to create flowing spaces. Ceilings were raised and skylights added, bathing the formerly dark interior with natural light.
